I have a FICO score of 620 and My husband's is about 650. We have obviously had some things that hit it, but we will have everything paid off and 0 debt when we apply for a mortgage. On an FHA loan, does that mean that I will have to pay the interest for November 26-30 at closing, then my first mortgage payment on January 1? I'd rather not have an FHA loan, but if I do a conventional loan, I'll get 100% financed, with 2 mortgage companies financing the 80% part and the 20% part separately. (I don't have the 20% down payment) From what the loan officers tell me, interest rates for a second mortgage loan are at the very least 9% right now, so I'll save more with an FHA loan than the conventional, even after paying PMI. I dislike escrow accounts, but oh well....what was my question...yeah, 1st mortgage payment due in Jan? ... details >>>

I have been trying for several month to get a loan for a new home, but I have had no success at all. Everybody that I contact or apply with give me the same answer all the time, which is " Sorry we can't help you at this time due to your poor credit rating. If no one will give you a chance then how can you fix your credit situation? I have been employed for the past five years with the same company. I don't make a whole lot a year. I make about $40,000 a year. I think I can afford a new mortgage. I would like for my children to grow up in a better situation than I did. I admit I have made some mistakes financially, but are those mistakes going to haunt me forever? I just want a chance to live the American dream of home ownership. Please don't mention credit repair, I have tried those companies and my credit sitiuation is was worse after I finished the repair program. My wife and I purchased a 20-year old home in 2005 just before the real estate bubble burst in Florida. At the time, based on practically everyone's advice, it seemed like a sensible idea to take out a 2-year adjustable rate mortgage, invest a bit into increasing the property's sagging resale value and sell the home in a couple of years. Everyone knows what happened then. The property is currently valued $60,000 less than what we owe. I haven't heard a single estimate that predicts the value of the property reaching pre-crash market value for at least a decade and with our state now losing more residents than its gaining even that estimate seems unlikely. It's an adequate home in a quiet and safe neighborhood but its definitely not what we had in mind as a long-term, permanent residence which is what it looks like it has become if we stay in it since we obviously are in no position to sell it. We're always a month behind on the payments now so our credit has been compromised... details >>>
